This Long Beach, California, housing complex called Las Ventanas (“the windows”) is an innovative, low-income housing solution to help address the local homelessness crisis. Creative, strategic planning resulted in an affordable, modern multifamily/mixed use complex despite a modest $28 million budget. Las Ventanas integrated traditional wood framing with engineered wood products, providing flexibility to answer unexpected design challenges, improving construction efficiency and keeping the budget within bounds.

The force transfer around openings (FTAO) method of shear wall analysis offers certain advantages compared to other methods. One is more versatility, because FTAO allows for the use of narrower wall segments while meeting required height-to-width ratios. Another advantage to FTAO: A high likelihood that fewer hold-downs will be required. APA's FTAO Calculator is an Excel-based tool that can help engineers and code officials in the design implementation of FTAO shear walls, with a focus on asymmetric piers and multiple openings. Presented by Cathy Scarince, P.E., this webinar covers recent updates to the tool and provides an overview of the tool’s development and a brief history of APA’s FTAO research; the main benefits of the design tool, including key features and design capabilities; a demonstration of the tool’s operation and design inputs and the design outputs and end product that the tool provides.
